Restaurant build-out services

From an empty space to a restaurant ready for your next step.

New tenant spaces, existing restaurant renovations, cafés, quick-service concepts and full-service dining spaces each need a construction plan that connects the kitchen, customer areas and building systems.

01

Pre-Lease & Property Review

Evaluate the space, proposed concept, existing use, landlord criteria, utilities, access, permit history and visible construction risks before committing to a lease or purchase.

02

Drawings & Engineering

Coordinate properly licensed architects, engineers and kitchen specialists for layouts, equipment plans, MEP systems, structural details and permit documents as required.

03

Commercial Kitchens

Coordinate equipment layouts, hood and exhaust systems, make-up air, fire suppression, grease management, refrigeration, sinks, floor drains and equipment connections.

04

Dining, Bars & Guest Areas

Build dining rooms, service counters, bars, restrooms, ceilings, flooring, millwork and lighting around your concept, staff workflow and guest experience.

05

Building Systems & Life Safety

Coordinate HVAC, electrical, plumbing, gas, accessible routes, restrooms, egress, emergency lighting, alarms and sprinkler work within the approved scope.

06

Permits, Construction & Closeout

Manage approved construction, trade coordination, inspections, corrections, punch lists and closeout, including certificate-of-occupancy or completion coordination as applicable.

Before you sign a lease

Confirm the space can support your restaurant.

A former restaurant or retail space may need substantial work for a new concept. Review the conditions that can change the budget and opening schedule.

  • Approved use, occupancy, seating and landlord work requirements
  • Electrical, gas, water, sewer and HVAC capacity
  • Hood exhaust routes, roof penetrations and make-up air
  • Grease-interceptor or grease-trap coordination
  • Accessible entries, routes, restrooms and parking
  • Existing permits, equipment condition and long-lead purchases

Plan the kitchen and guest experience together.

Kitchen equipment, staff circulation, deliveries, storage, pickup areas, dining layouts and service counters should be coordinated before construction decisions are locked in.

Design-build delivery

One coordinated path from planning to turnover.

01

Review the Property

Discuss your restaurant concept, menu, equipment, space, budget and target opening date. Identify existing-condition and approval questions.

02

Design & Align the Budget

Develop the scope with licensed design professionals, review equipment requirements, clarify allowances and responsibilities, and plan procurement.

03

Permit & Build

Coordinate permit submissions, agency comments, construction sequencing, inspections and field changes around approved documents.

04

Inspect & Turn Over

Complete required testing, final inspections, punch lists and construction closeout. Coordinate applicable occupancy documentation and owner handoff.

Restaurant permits & reviews

Coordinate every approval that affects the build-out.

The project team reviews local zoning, building and trade permits, fire review, utilities, landlord criteria and applicable food-service plan review. Requirements depend on the property, proposed operation and scope.

Florida DBPR identifies new public food-service establishments, conversions and remodels among projects requiring its plan review. Building approval and food-service licensing follow separate processes.

Project questions

Restaurant design-build FAQs

Can you review a space before I sign a lease?

Yes. Early review can identify utility limitations, kitchen ventilation routes, grease-management needs, accessibility work, use questions and landlord requirements that affect the scope and budget.

Can GL Lewis coordinate design and construction?

Yes. GL Lewis provides design-build coordination with properly licensed architects, engineers, kitchen consultants and specialty trades as required for the project.

Can an existing restaurant be remodeled?

Yes. The scope can include kitchen changes, dining and bar renovations, restrooms, finishes and building systems. Phasing and any shutdown periods depend on the work and approved safety plan.

What do you need to prepare an estimate?

Send the project address, approximate square footage, restaurant concept, available drawings, photographs, equipment list, lease requirements, budget range and target opening date. Pricing follows review of the property and scope.

Does construction approval include the restaurant operating license?

Building and trade approvals are separate from food-service licensing and operating approvals. GL Lewis coordinates construction requirements; the owner or operator confirms the applicable licensing process and business approvals.
